Additional Inspection Services

Pre-Listing Inspection

We can help you enjoy an easier time selling a home by providing a comprehensive inspection before you make a listing for the property. We’ll inspect most visible and readily accessible areas, learning the ins and outs of the home so that we can inform you about potential deficiencies in the property’s construction. With this knowledge at hand, you can implement fixes as you see necessary to help prevent prospective buyers from making offers that fall short of your expectations.

New Construction Inspection

For this inspection service, we’ll need to thoroughly inspect a newly constructed home at a time before the builder is set to conduct the final walkthrough. By doing this, we’ll be able to provide a detailed third-party account of the home’s strengths and weaknesses—potentially revealing defects or other safety issues that you’ll certainly want to have addressed before closing on the investment.

New Construction Phase Inspections

Construction on a home is done in phases, ranging from the initial concrete pour to constructing the frame, and eventually the builder’s final walkthrough. For this inspection service, we’ll inspect the property at as many of those phases as you wish—getting a firm grasp of the home’s condition at each phase so that we can catch potential issues as soon as they emerge. This will allow for plenty of time for the issues to be resolved before you agree to terms on a real estate transaction.

11th Month Warranty Inspection

A new home’s warranty will typically stay valid for a year after final closing. Within that time frame, it’s a good idea to have the home professionally inspected. We’ll assess the condition of the entire home, informing you about any defects we come across so that you can see whether or not your warranty agreement will cover any portion of the recommended repairs.

Home Maintenance Inspection

If you own a home, then we know for a fact that you won’t regret scheduling this inspection service. Routine home maintenance is essential to keeping a home’s value up and keeping residents protected. We’ll inspect the property from top to bottom in order to learn about existing and emergent issues—going on to provide a full report of our findings that will guide you on how to best prioritize and take care of your home’s current repair and maintenance needs.

Re-inspections

In the event that defective components were discovered during our Buyer’s Inspection, we’re able to return to the property for a follow-up inspection service once the seller of the home has had those issues addressed as requested. This allows us to look back over the specific components that were not up to standard, ensuring that repairs were completed fully and successfully so that you can have peace of mind moving forward with a prospective investment.

Commercial Property Inspection

We’re also able to serve commercial investors, performing comprehensive inspections of commercial properties so that you can buy with confidence. We’re able to inspect most light commercial buildings, including retail spaces, strip malls, small warehouses, restaurants, and much more.

Utility Inspections

Owner and inspector Guy Stooksberry has over 30 years of experience in utility construction, making him the premier choice for utility inspections in British Columbia. Guy specializes in telecommunication installations, and for this inspection service, he’ll be able to help your company by ensuring that the telecommunication feature you’re working on is safe, functional, and built to a high standard.

Move-In, Move-Out Inspections

If you are responsible for a rental property, Move-In and Move-Out inspections are essential in order to keep your interests protected and to secure the trust of prospective tenants. We’ll join you for the walkthrough of the home to check for damage that has occurred under the most recent tenant’s occupancy that isn’t standard wear and tear—and we can also perform an inspection at the time of a move-in so that there is a clear record of any existing issues that were not the fault of the new tenant.

Consulting Inspections

With our successful track record in the construction industry, we are ideal candidates to perform construction consultations. Before you get too far ahead with a prospective construction project, allow us to review the plan so that we can help you streamline construction scheduling, make necessary adjustments to the overall plan, and implement effective cost control.

Thermal Imagery Survey

Using a high-tech infrared camera, we can measure the thermal output of a property’s various components. This allows us to precisely identify the source of potential plumbing leaks, electrical hotspots, defective insulation, and more.

Combustible Gas Detection

This inspection service is all about assuring our clients of their personal safety before they close on a home or commercial investment. We’ll use a gas leak detector to evaluate the property’s installed gas appliances, checking to see that the appliances in question are safe for use—and if they’re not, determining where and why a leak is occurring so that you’re aware of the best repair or replacement options.

The following inspection services are not yet available but will be coming soon:
